  • PAN card (or Form 60 if you do not have one, where the lender allows)
  • Recent passport-size photographs

  • Statements for any existing loans in India or abroad

Credit report

  • Credit report from an Australian bureau (Equifax, Experian or illion)
  • Indian credit report (CIBIL or similar) is pulled by the lender using your PAN

Property

  • Property documents: agreement for sale or allotment letter, title documents, approved plan, RERA registration, payment receipts
  • Own contribution proof (remittance advices or NRE/NRO debits)

Co-applicant

  • Resident co-applicant (if required): KYC, PAN, income proof and bank statements

Power of attorney: attestation route

Australia is a party to the Hague Apostille Convention. A POA can typically be notarised and apostilled by DFAT, or attested at the High Commission of India in Canberra or a Consulate (usually through an outsourced service provider). Confirm which the lender accepts.

After it reaches India, the POA must be stamped (adjudicated) within three months, and registered if it will be used to register a property transaction. See our guide Power of attorney from abroad.

Tips

  • Documents not in English may need a certified translation.
  • Some lenders ask for employer letters or bank statements to be attested or stamped by the bank.
  • Keep scans of everything; send originals only when the lender asks.

Typical; lenders may ask for more. This is general information, not legal advice.
